Commercial roof inspections
Wet insulation, mapped from above.
A thermal moisture survey flown after sunset shows where wet insulation is holding heat under the membrane. You get a marked-up roof plan, thermal and photo pairs and a written report, and nobody has to walk the roof.
What we look for
Moisture, damage and drainage.
- Wet insulation
- After sunset, wet insulation holds the day's heat longer than dry insulation. The warm patches map where moisture sits under the membrane. A roofer confirms with a core cut before any repair.
- Splits, punctures and blisters
- Daytime photo passes catch membrane damage before it becomes a leak, pinned to the roof plan.
- Seams and flashing
- We photograph open laps, lifted edges and failing flashing at walls, curbs and penetrations.
- Ponding water
- Standing water and the stains it leaves mark low spots and blocked drainage.
- Drains and scuppers
- Each drain and scupper is photographed, with debris and blockages flagged.
- Rooftop equipment curbs
- HVAC curbs, vents and pipe penetrations are checked for sealant failure and moisture around them.
What lands in your account
A roof plan you can act on.
Dated by flight and kept together, ready to download or pass to your team.
-
Marked-up roof plan
A plan-view map of the roof with every suspect area outlined and numbered.
-
Thermal and photo pairs
Each area's thermal frame sits beside its daytime photo, so heat pattern and surface condition read together.
-
Roof area measurements
Total area and the size of each suspect patch, measured from the map for repair scopes and bids.
-
Written report, PDF
What we found, how serious it looks and what to confirm on the roof, ready for your roofer.
-
Raw imagery
Every frame from both passes, kept in your account.
How we fly
After sunset, nobody on the roof.
Flown after sunset
Thermal flies after dark on a dry day, when wet insulation still holds heat and dry insulation has cooled. The photo pass flies in daylight.
Nobody walks the roof
The whole survey is flown. No ladders, no foot traffic on the membrane, no tenants disturbed.
Part 107 pilots, insured
Every flight is planned and flown by an FAA Part 107 certified pilot. We check airspace and coordinate access with your building contact.
Does thermal prove the insulation is wet?
It shows where it is likely. Thermal finds heat patterns that match wet insulation. A roofer confirms with a core cut or a moisture meter before anything gets replaced.
Which roof types work?
Flat and low-slope roofs with membrane systems, including TPO, EPDM and built-up roofs. Ballasted or heavily graveled roofs can hide the pattern, so ask us first.
Is this a stamped report?
No. It is a drone inspection report, written to point your roofer at the right spots. It is not an engineering certification.
Can you survey several buildings?
Yes. Send the list of addresses and we quote them as one job.
